Wind, thermal expansion, and foot traffic from prior service work can shift tiles out of position. Misaligned tiles create gaps where wind-driven rain enters and debris accumulates. Look for tiles sitting higher or lower than their neighbors, or rows that appear wavy rather than straight. Slipped tiles need to be reset and re-secured to their battens.

Ridge and hip tiles are typically set in mortar or roofing adhesive that deteriorates over time. Tap ridge tiles gently to check for hollow sounds indicating the bond has failed. Loose ridge tiles are a primary entry point for water and pests. Repointing with flexible roof-grade mortar or adhesive restores the seal.

White powdery deposits on concrete tiles indicate moisture is moving through the tile and leaching calcium compounds to the surface. While efflorescence itself is cosmetic, heavy deposits suggest the tile is absorbing more water than normal, which can lead to freeze-thaw cracking in colder climates. Persistent efflorescence may indicate an underlayment failure allowing moisture to contact the tile from below.

Tile roofs rely on the underlayment as the primary waterproof barrier, not the tiles themselves. Carefully lift tiles in multiple locations, especially in valleys and near penetrations, and look for cracking, brittleness, tears, or exposed felt. Organic felt underlayment typically needs replacement at 20 to 30 years, while synthetic underlayment can last longer. This inspection is best performed by a qualified tile roof specialist.

Check valley flashings for rust, corrosion, or punctures. Examine wall flashings where the roof meets vertical surfaces like dormers or chimneys for gaps or lifted edges. Ensure pipe boot flashings are not cracked or separated. On tile roofs, flashing failure is one of the most common leak sources because the tiles themselves redirect water rather than creating a sealed surface.

When tiles are lifted for underlayment inspection, also examine the wooden battens that support them. Look for soft, dark, or spongy wood indicating rot. Deteriorated battens cannot hold tiles during high winds and are a common cause of tile displacement.

Organic debris traps moisture against tiles, accelerating moss and algae growth and causing premature surface deterioration. Overhanging branches drop leaves and organic debris directly onto your roof, deposit sap that attracts dirt, and provide a pathway for animals to access the roof. Branches rubbing against tiles during wind events cause surface damage and can dislodge tiles from their battens. A certified arborist can prune branches safely without damaging the tree.

Tile roofs benefit from the air gap between tiles and underlayment, but this advantage is lost if ridge or eave vents are blocked by debris, insulation, or bird nests. Check that air flows freely from eave intake vents up through the ridge exhaust. Blocked ventilation traps heat and moisture, dramatically shortening underlayment life.

Enter the attic and look at the underside of the roof deck for dark staining, active moisture droplets, or mold colonies. Excessive attic moisture on a tile roof often indicates failed underlayment or inadequate ventilation rather than a tile problem.
