💡 Pro Tips

Keep spare tiles for future repairs

When your tile roof is installed, ask the contractor to leave at least two to three bundles of extra tiles stored in a dry location. Tile manufacturers discontinue colors and profiles over time, making exact matches difficult or impossible to source years later. Having original matching tiles on hand ensures seamless repairs and preserves your home's appearance and resale value.

Never walk in the center of a tile span

When you must walk on a tile roof, always step on the lower third of each tile where it overlaps the tile below, and directly over a batten support line. Stepping in the center of the exposed tile surface concentrates your weight on the unsupported span and will crack the tile. Flat profile tiles are more forgiving than barrel or S-shaped profiles, but all tile types are vulnerable to foot traffic damage.

Install zinc or copper strips to prevent biological growth

Thin strips of zinc or copper installed just below the ridge line release trace metal ions each time it rains. These ions flow down the roof surface and inhibit moss, algae, and lichen growth naturally. This is a one-time investment that reduces the frequency and cost of chemical roof cleaning treatments for the life of the installation.

⚠️ Common Mistakes to Avoid

Pressure washing clay or concrete tiles

High-pressure water strips the protective glaze from clay tiles and erodes the surface aggregate from concrete tiles, dramatically shortening their lifespan. Pressure washing can also drive water under tile overlaps and through the underlayment. Always use low-pressure rinsing combined with appropriate chemical cleaning agents designed specifically for roof tile materials.

Using incompatible sealants or adhesives for repairs

Standard silicone caulk and construction adhesive are not suitable for tile roof repairs. These products do not bond well to clay or concrete surfaces, become brittle in UV exposure, and can actually trap moisture against the tile. Use only roofing-grade polyurethane sealants or flexible mortar compounds rated for exterior roof applications.

Ignoring broken tiles because they seem like a cosmetic issue

A single cracked tile may appear minor, but it allows water to reach the underlayment at a concentrated point. Over months, this localized moisture exposure degrades the underlayment, rots the batten beneath, and can eventually reach the roof deck. Replacing a broken tile costs a few dollars; repairing the rot underneath costs hundreds or thousands.

Allowing unlicensed workers to walk on the roof for other services

HVAC technicians, satellite dish installers, chimney sweeps, and other tradespeople frequently damage tile roofs by walking on them improperly. Require all service workers to use proper roof protection equipment or access their work area from ladders and scaffolding rather than walking across your tiles. A single service visit by an untrained worker can crack dozens of tiles.
