Contractor Credentials — Verify Before You Compare Price
A low bid from an unqualified contractor isn't a deal — it's a risk. Confirm these basics before comparing prices.
Material Specifications — Make Sure You're Comparing the Same Products
Estimates should specify exact products, not generic descriptions like 'architectural shingles.' Different products at the same tier can vary significantly in performance and warranty.
Scope of Work — What's Included and What's Not
The cheapest estimate often omits work that the more expensive estimates include. Identify what each bid covers before comparing bottom-line numbers.
Warranty Terms — Understand What You're Actually Getting
Warranties vary dramatically between contractors and products. Know the difference between manufacturer material warranties and contractor workmanship warranties.
Payment Terms and Red Flags
How a contractor structures payment tells you a lot about how they run their business. Watch for these terms.
💡 Pro Tips
Create a comparison spreadsheet before you call contractors
List every line item from this checklist as a row. As each estimate comes in, fill in the columns. This forces you to compare apples to apples and instantly reveals which bids are missing items. Share the spreadsheet with contractors and ask them to fill gaps.
Ask each contractor the same five questions and compare answers
How many crews do you run? What's your estimated start and completion date? Who is my point of contact during the project? What happens if you find deck damage? How do you handle a warranty claim? The consistency and specificity of their answers tells you more than the price.
Don't automatically choose the middle bid
The common advice to 'throw out the high and low and pick the middle' ignores scope differences. A high bid that includes new flashing, ice and water shield, and a 10-year workmanship warranty may cost less long-term than a low bid that skips all three.
⚠️ Common Mistakes to Avoid
Comparing bids by bottom-line price alone
A $9,000 bid with felt underlayment, reused flashing, no ice and water shield, and a 2-year workmanship warranty is not cheaper than a $12,000 bid that includes all of those items. Once you add the missing items to the cheap bid, it's often within $500 of the expensive one — but with a less experienced contractor.
Not asking about the start date and crew schedule
A great contractor who can't start for 8 weeks may not work for your timeline. Conversely, a contractor with 'immediate availability' during peak season may be available because other homeowners didn't choose them. Ask when they can start and how many days the job will take.
Signing a contract under pressure from a storm chaser
After hailstorms, out-of-town contractors go door to door offering free inspections and pushing contracts with 'insurance will cover everything.' These storm chasers may do adequate work, but they'll be gone when you need warranty service. Always get estimates from established local contractors alongside any storm-chaser bid.
