Metal Roof Maintenance Checklist — Keep Your Metal Roof Lasting 50+ Years

Thermal cycling (daily heating and cooling) causes metal panels to expand and contract, which gradually works screws loose. A backed-out screw lifts its rubber washer off the panel surface, creating a direct water entry point. Over-driven screws crush the washer flat, which also breaks the seal. Walk the roof and press down on each screw head — it should be snug with the washer slightly compressed, not loose or pancaked.

Standing seam panels connect via interlocking seams rather than exposed fasteners. While more reliable, the concealed clips can shift under heavy snow loads or wind uplift. Look for seams that have separated or panels that have shifted relative to their neighbors. Listen for popping or clicking sounds during temperature changes — this indicates a clip has released.

Metal roofs expand and contract more than shingle roofs, which breaks sealant joints faster. Butyl tape and polyurethane sealant around plumbing boots, HVAC penetrations, and chimney flashings should be inspected annually and re-sealed at the first sign of cracking or separation. Use sealant rated for metal roofing — silicone fails on most metal surfaces.

Factory paint coatings (PVDF/Kynar) protect the metal underneath from corrosion. Scratches from foot traffic, fallen branches, or installation damage expose bare metal. Small scratches can be touched up with manufacturer-matched paint pens. Large bare areas need professional recoating before rust sets in — once corrosion starts under the paint, it spreads rapidly.

Cut edges expose raw steel that wasn't protected by the factory coating process. Drill holes from removed satellite mounts or old flashing create additional corrosion starting points. Panel overlaps trap moisture by capillary action. Treat early rust with a rust converter and coat with a matching metal primer. Rust that has eaten through the panel requires professional patching or panel replacement.

Debris traps moisture against the panel surface, accelerating coating breakdown and corrosion. Pine needles are especially damaging — they create acidic moisture that eats through coatings faster than plain water. Wet leaves sitting in valleys or behind penetrations cause staining and eventual pitting.

Dents in metal roofing panels create low spots where water pools instead of sheeting off. Pooling water accelerates corrosion at the dent and can freeze, expanding the damage. Small dents are cosmetic; large dents that hold water or have cracked the coating need panel replacement.

Metal's smooth surface sheets water directly into gutters at high velocity. A partially clogged gutter that handles a shingle roof fine will overflow with a metal roof's water delivery. Clean in spring after pollen/seed season and in fall after leaves drop. Check that gutter hangers haven't been bent or loosened by ice or snow sliding off the metal surface.

Metal roofs shed snow in sudden, heavy avalanches that can destroy gutters, damage landscaping, injure people, and block exits. Snow guards slow the release to manageable amounts. If you don't have snow guards and you live in a snow region, install them above entryways, walkways, driveways, and lower roof sections. This is a safety issue, not just property protection.

The high volume of water a metal roof delivers concentrates at downspout outlets. If downspouts don't direct water well away from the foundation, you'll develop basement seepage or foundation erosion. Use splash blocks or underground drain pipes to carry water at least 4 feet from the foundation wall.

Copper gutters on a steel roof, aluminum flashing against galvanized panels, or stainless steel screws in aluminum panels all create galvanic pairs. The less noble metal corrodes at an accelerated rate — sometimes failing in 5–10 years instead of 50. If dissimilar metals must be adjacent, install a dielectric barrier (rubber gasket, paint separation, or plastic washer) between them.

Dark streaks running down from copper elements onto steel or aluminum panels indicate active galvanic corrosion from metal-ion runoff. Even without direct contact, copper-laden water running onto aluminum will pit and corrode the aluminum surface. Divert the copper runoff or install a sacrificial zinc strip above the affected area.

Once rust eats through the metal, the panel must be patched or replaced. Patching requires matching the panel profile, proper sealing, and sometimes removing and reinstalling surrounding panels. This is not a DIY repair — improper patches create more leak points than the original hole.

Some thermal noise is normal for metal roofs, but excessive popping indicates clips or fasteners have released and panels are moving freely. Oil-canning (visible waviness in flat panel areas) suggests panels were installed without proper allowance for thermal movement. Both issues worsen over time and require professional assessment of the attachment system.

PVDF coatings last 25–35 years before needing renewal. When the paint feels chalky to the touch across large areas or has faded noticeably, it's time for professional recoating. This costs $2–$4 per square foot and adds another 15–20 years of protection. Waiting until the coating fails completely means surface rust that must be treated before recoating — doubling the cost.
