Flat Roof Maintenance Checklist — Prevent Leaks and Extend Roof Life

One blocked drain on a flat roof is a structural emergency waiting to happen. Water has nowhere to go but up — and 1 inch of standing water weighs 5.2 lbs per square foot. On a 2,000 sq ft roof section, that's over 10,000 lbs of unplanned load. Check and clear every drain monthly, and after every significant storm.

HVAC technicians, window washers, and anyone else who accesses the roof can drop tools, drag equipment, or step on vulnerable areas. A monthly walk-through catches fresh damage before the next rain turns it into an interior leak.

Some ponding is normal on flat roofs, but water that persists beyond 48 hours is actively degrading your membrane. Mark the edges of ponding areas with chalk. If the same areas pond consistently, they need drainage correction — either tapered insulation, additional drains, or a cricket.

Seams are where flat roofs fail. TPO and PVC seams are heat-welded; EPDM seams use adhesive or tape. Both can separate over time. If you can lift a seam edge with your fingernail, it needs repair. Small seam openings are cheap to fix — $100–$200 per linear foot. Left alone, they become full membrane replacements.

Every hole in a flat roof membrane is sealed with flashing. Thermal cycling, UV exposure, and mechanical vibration from HVAC equipment gradually break these seals. Inspect each penetration for gaps, cracking, or membrane separation from the flashing boot or curb.

Parapet walls surround most flat roofs. The coping (cap) on top and the counter-flashing where the membrane meets the wall are both vulnerable to wind uplift and thermal expansion. Open joints in coping allow water into the wall cavity, which migrates down behind the membrane.

UV exposure is the primary enemy of flat roof membranes. White TPO that has yellowed significantly is losing reflectivity and UV resistance. EPDM that has turned gray and chalky is drying out. Both conditions accelerate aging — note them and discuss with your roofer at your next maintenance visit.

Dirt and organic matter hold moisture against the membrane, promote biological growth, and hide damage. Sweep or blow the entire roof clean, paying extra attention to corners, behind HVAC curbs, and around drains where debris collects.

Use only sealants rated for your specific membrane type — the wrong product can dissolve TPO or prevent EPDM from bonding. For seam repairs, use the manufacturer's seam tape or welding compound. For flashing gaps, use polyurethane or butyl-based sealants appropriate to your system.

A drain that appears clear may be partially blocked below the surface. Pour a 5-gallon bucket of water directly into each drain and verify it clears within 30 seconds. Slow drains need to be snaked or the drain body inspected for internal debris or root intrusion.

The inside of the building is the final confirmation that the roof is doing its job. Walk the entire top floor and check for new ceiling stains, damp spots, or musty smells. Compare against your previous inspection notes — new stains mean new leaks that need immediate attention.

A professional inspection includes infrared moisture scanning (detects wet insulation invisible from the surface), core cuts if needed, comprehensive seam testing, and detailed reporting. Many manufacturers require annual professional inspections to maintain warranty coverage. Spring is the ideal time — it catches winter damage before summer UV accelerates it.

Building codes have increased drainage requirements over the years. Older flat roofs may have fewer or smaller drains than current standards require. If ponding is a recurring issue, adding secondary drains or overflow scuppers is less expensive than the water damage they prevent.

A written report documents the current condition, identifies upcoming maintenance needs, and estimates remaining roof life. This document is valuable for budgeting, for warranty claims, and for property sales. Keep it with your building records.
